Terra secure permission for 40 affordable houses in West Oxford

Land specialists Terra has secured Planning Permission via appeal for 40 dwellings, to be provided as affordable housing, in the West Oxfordshire village of Aston.

Within the appeal decision, the Inspector cited the acute need for affordable housing in the area and the significant shortfall in the Council’s Five-Year Housing Land Supply as clear evidence of housing need to justify the development, in accordance with the Council’s own Development Plan policies.

Located off Cote Road, the site is five miles south of the historic market town of Witney. The parcel of land is located in West Oxfordshire, where there is a chronic shortage of open market and affordable housing. The UK’s largest RAF base – Brize Norton – is a major employer for the area and located only a 10-minute drive away.

Jordan Langdon-Bates, Land & Development Director of Terra said: “West Oxfordshire’s traditional housing stock is considered largely unaffordable to those on lower incomes. However, the demand to live there – and benefit from the quality of life the scenic area offers – is exceptionally high. This site will deliver high quality Public Open Space for the enjoyment of all, together with much-needed new affordable homes.

“The Inspector clearly established the provision of affordable housing as a substantial benefit of the scheme. More well-located sites, such as this, need to be brought through the planning process so that quality new homes can be delivered to meet the needs of locals and those wishing to relocate.”

Terra is an experienced residential land specialist, which enters into agreements with landowners and then pursues, funds and secures an agreeable planning permission. It also has the financial resources to secure land with or without residential planning consent to assist landowners looking for a quick sale process.

Terra has recently secured residential land in Bedfordshire, Gloucestershire, Herefordshire, Norfolk, Northamptonshire, Nottinghamshire, Oxfordshire, Somerset, Warwickshire, The West Midlands, Wiltshire and Worcestershire. Terra currently controls 24 sites, with circa 460 acres of residential land that is capable of delivering 2,200 new homes.
